What's Actually in a Real AC Tune-Up?

Not all tune-ups are equal. Here's the full checklist a thorough Phoenix AC tune-up should cover — and the corners a cheap 'inspection' quietly cuts.

A real AC tune-up is hands-on service, not a quick look: the technician cleans both coils, verifies the refrigerant charge, tests the electrical components, clears the condensate drain, and measures airflow. In the Phoenix heat, skipping those steps is what kills systems early.

What does a thorough AC tune-up actually include?

A real tune-up is hands-on maintenance that cleans, tests, and measures the parts that fail in the desert — not a five-minute walk-around. Done right, it restores cooling capacity, catches small problems early, and keeps your system running efficiently through a brutal Phoenix summer.

A thorough Phoenix tune-up should cover, at minimum:

  1. 1Clean the outdoor condenser coil and the indoor evaporator coil — dirty coils are the #1 cause of lost cooling and high bills
  2. 2Check the refrigerant charge and superheat, and look for leaks
  3. 3Test the capacitor and tighten every electrical connection
  4. 4Clear the condensate drain so it can't clog and trip the safety switch
  5. 5Measure airflow and static pressure across the system

When should you schedule a tune-up?

Once a year at minimum, and spring (March or April) is the ideal window — before the first sustained 100°F stretch loads the system. Because Phoenix runs more than 100 days a year above 100°F, many homeowners add a fall heating check too.

Booking before the rush means a calmer appointment and any repairs handled before a heat wave, not during one.

What does a cheap 'gimmick' inspection skip?

The deep-discount 'tune-up special' is often a sales call in disguise. It's usually a quick visual look that skips the work that actually protects your system — and ends with a pitch for a new unit.

Watch for an 'inspection' that skips:

  • The coil cleaning — the single most valuable part of the visit
  • A real refrigerant charge check, not just feeling the lines
  • Testing the capacitor and electrical connections
  • Clearing the condensate drain
  • Measuring airflow and static pressure

A look is not a tune-up

If no one cleans a coil, checks the charge, or opens an electrical panel, you didn't get a tune-up — you got an inspection. Ask exactly what's included before you book.

Why does this matter so much in Phoenix?

Desert systems run two to three times the hours of a mild-climate system, and fine dust coats the condenser coil all summer. A dirty coil and a slightly low charge force the system to run hotter and longer — which raises your bill and shortens its life.

A correctly cleaned, charged, and tested system cools better, costs less to run, and is far less likely to quit on the hottest day of the year. That's the whole point of doing it right.

How do you make sure your tune-up is the real thing?

Before you book, ask the company to list exactly what's included and request the readings afterward — coil condition, refrigerant pressures, capacitor test, and airflow. A reputable company shares them without hesitation.

Terms in this guide

Evaporator coil (indoor coil)
The indoor coil where refrigerant absorbs heat from your home's air. A dirty, iced-over, or low-refrigerant evaporator coil is one of the most common reasons an AC runs but won't cool.
Condenser (outdoor unit)
The outdoor part of a split-system AC or heat pump. It houses the compressor and condenser coil and rejects heat from your home to the outside air. In Phoenix it sits in brutal sun and is the component most stressed by extreme heat.
Capacitor
An electrical component that gives the compressor and fan motors the jolt they need to start and run. Capacitors are a frequent, inexpensive failure point in the desert because extreme heat shortens their life — a common cause of an AC that hums but won't start.
Condensate drain line
The line that carries water (condensation) away from the indoor coil. In Phoenix's monsoon humidity it can clog with algae and overflow, tripping a safety switch that shuts the AC off — a common 'AC stopped working' call.
Static pressure
The resistance air meets as it moves through your ducts and filter. High static pressure — from undersized ducts or a too-restrictive filter — makes the blower work harder, reduces airflow, and can freeze the coil.
Refrigerant
The fluid that carries heat through the system. Older systems use R-410A; new equipment is transitioning to lower-global-warming refrigerants such as R-454B. Refrigerant should never need 'topping off' — if it's low, there's a leak that needs to be found and fixed.
