How do central AC and mini-splits actually differ?
Central air conditioning uses one indoor unit and one outdoor unit to cool the whole house, pushing conditioned air through a network of ducts to vents in every room. A ductless mini-split skips the ducts: one outdoor unit feeds individual indoor heads that cool specific rooms or zones directly.
Both are AC or heat-pump technology at heart. The real divide is delivery — shared ducted airflow for the whole home versus targeted, zoned airflow room by room.
Why does the condition of your ducts decide so much?
Your existing ductwork often makes the call. If your ducts are in good shape and properly sized, central air leverages them to cool the whole house efficiently and affordably — you're reusing infrastructure you already have.
But Phoenix attics are brutal on ducts. If yours are leaky, crushed, undersized, or never existed, you'd be paying to cool the attic, not your rooms. In that case, ductless mini-splits can deliver more comfort per dollar because nothing is lost to bad ducts.

- Multi-zone mini-split systems covering a whole house can cost more than a comparable central system when good ducts already exist

Neither is universally 'better' — they solve different problems. The mistake is forcing one approach onto a home that's clearly suited to the other, which costs you comfort and money either way.

- Choose central AC: your ducts are sound, you want whole-home cooling, and you prefer one familiar system
- Choose mini-splits: your ducts are bad or missing, you want room-by-room zoning, or you're cooling a casita, addition, or problem room
- Consider a hybrid: keep central air for the main house and add a mini-split for the one space it can't keep up with

Terms in this guide
- Ductless mini-split
- A system with an outdoor unit connected to one or more wall- or ceiling-mounted indoor heads, with no ductwork. Ideal for additions, casitas, garages, converted rooms, and zoning a single hard-to-cool space in a Phoenix home.
- Ton (of cooling)
- A measure of an air conditioner's cooling capacity. One ton equals 12,000 BTU/hour of heat removal. Phoenix homes are commonly sized around 1 ton per 400–600 square feet, but the only correct way to size a system is a Manual J load calculation — not a rule of thumb.
- SEER2
- Seasonal Energy Efficiency Ratio 2 — the current rating for how efficiently a central AC or heat pump cools over a season. Higher is more efficient. As of 2023 the federal minimum for new split-system ACs in the hot-dry Southwest (including Arizona) is 14.3 SEER2; SRP's Cool Cash rebate requires 15.2 SEER2 or higher.
- Static pressure
- The resistance air meets as it moves through your ducts and filter. High static pressure — from undersized ducts or a too-restrictive filter — makes the blower work harder, reduces airflow, and can freeze the coil.
