You can handle a surprising amount of AC upkeep yourself. Here's the simple monthly and seasonal checklist for Phoenix homes — plus what to leave to a licensed pro.

Most Phoenix homeowners can safely handle the basics: change the filter, hose off the outdoor condenser, keep two feet of clearance, check the condensate drain, and test cooling early. Leave refrigerant, electrical, and deep coil cleaning to a licensed technician.

What AC upkeep can a homeowner safely handle?

More than most people think. Simple, no-tools tasks — changing the filter, rinsing the outdoor unit, keeping it clear, and testing cooling early — make a real difference in how your system performs and how long it lasts in the Phoenix heat.

The rule of thumb: anything that doesn't require opening refrigerant lines or an electrical panel is fair game. Everything else belongs to a licensed technician.

What should you do every month?

Quick monthly tasks during heavy-use months:

  1. 1Replace or clean the air filter — desert dust loads filters fast, so check it monthly, and keep the MERV within what your system's airflow can handle
  2. 2Keep supply and return vents open and unblocked by furniture or rugs
  3. 3Glance at the outdoor unit for debris, weeds, or anything crowding it
  4. 4Listen for new noises and notice if any rooms aren't keeping up

What should you do each season?

A few times a year — and always before summer:

  1. 1Gently hose off the outdoor condenser fins from the inside out, with the power off
  2. 2Keep two feet of clearance around the condenser so it can breathe
  3. 3Check that the condensate drain line is flowing and not clogged
  4. 4Test cooling on a mild spring day so you find problems before the first heat wave

What should you leave to a licensed pro?

Some work is genuinely dangerous or illegal to DIY, and getting it wrong can hurt you or void your warranty.

Always leave these to a technician:

  • Anything involving refrigerant — it's regulated, and a wrong charge wrecks efficiency
  • Electrical work, including the capacitor, which stores a dangerous charge even when the power is off
  • Deep cleaning the evaporator coil or opening the sealed system
  • Diagnosing weak cooling, short-cycling, or a frozen coil

Two hard 'don'ts'

Never try to add refrigerant yourself, and never open the electrical compartment — a capacitor can hold a dangerous charge even with the breaker off. These are licensed-tech jobs for a reason.

Where does DIY stop and a tune-up begin?

Your monthly and seasonal tasks keep the system breathing and catch obvious problems. A professional tune-up covers everything you can't safely reach — refrigerant charge, electrical testing, and a deep coil clean — which is why the two work together.

Common questions
  • You can gently rinse the outdoor condenser fins with a garden hose — power off, spraying from the inside out — to remove surface dust. But a true deep clean with coil cleaner, and any work on the indoor evaporator coil, should be left to a technician to avoid bending fins or damaging the system.

Terms in this guide

MERV rating
Minimum Efficiency Reporting Value — how well an air filter captures particles, from MERV 1 to 16. For Phoenix dust, MERV 8–13 is the practical sweet spot: high enough to catch fine desert dust, low enough not to choke airflow. Higher isn't always better without the right system.
Condenser (outdoor unit)
The outdoor part of a split-system AC or heat pump. It houses the compressor and condenser coil and rejects heat from your home to the outside air. In Phoenix it sits in brutal sun and is the component most stressed by extreme heat.
Condensate drain line
The line that carries water (condensation) away from the indoor coil. In Phoenix's monsoon humidity it can clog with algae and overflow, tripping a safety switch that shuts the AC off — a common 'AC stopped working' call.
Evaporator coil (indoor coil)
The indoor coil where refrigerant absorbs heat from your home's air. A dirty, iced-over, or low-refrigerant evaporator coil is one of the most common reasons an AC runs but won't cool.
Capacitor
An electrical component that gives the compressor and fan motors the jolt they need to start and run. Capacitors are a frequent, inexpensive failure point in the desert because extreme heat shortens their life — a common cause of an AC that hums but won't start.
