Why does one room cool fine while another bakes?

Because your central AC and ductwork were designed for the house as a whole, not for each space's individual heat load. When one room runs hot in Phoenix, it's almost always because that space gains more heat — or receives less airflow — than the system was set up to handle.

Heat rises to the second floor, the sun bakes west-facing and glass-heavy rooms, garages and additions sit outside the insulated envelope, and the farthest rooms on a long duct run get starved of air. None of those are fixed by simply buying a bigger condenser.

What are the real causes behind a hot space?

Diagnose before you spend — the usual culprits are:

  • Airflow: undersized or leaky ducts, a too-restrictive filter, or high static pressure starving the far rooms
  • Load: glass, west sun, an attic baking the ceiling, or an uninsulated garage adding heat the system never counted on
  • Distribution: a single thermostat trying to keep two floors even from one location
  • Coverage: spaces — casitas, additions, converted garages — the central ducts simply never reached

Bigger is not the fix

Oversizing the central system to force-cool one hot room makes everything worse: it short-cycles, runs clammy, wears out early, and still doesn't fix the airflow or load problem in that room. The right fix targets the actual cause.

Which fix fits which space?

Match the solution to the space — the honest options:

  • Hot upstairs bedroom — zoning, a return-air/duct correction, or a mini-split for the worst room
  • Bonus room over the garage — usually a ductless mini-split, plus insulation and air sealing
  • Garage or workshop — a right-sized mini-split, not an extension of your central ducts
  • Sunroom or Arizona room — a mini-split sized for the solar load, plus shading
  • Whole-home unevenness — HVAC zoning or a multi-zone mini-split on a properly designed system
  • New build vs. retrofit — design it right from the start, or work smartly within an existing home

When is a ductless mini-split the answer?

Whenever the problem space has no good ductwork or sits outside the main envelope — a casita, addition, converted garage, sunroom, or one stubborn room — a ductless mini-split is usually the cleanest fix. It adds dedicated cooling and heating with its own thermostat, no new ducts, and excellent efficiency.

Sizing rules every space

Whether it's a mini-split for a casita or a zoned central system, correct sizing from a Manual J load calculation decides the result. A square-footage guess oversizes or undersizes — both fail in 115° heat.

Terms in this guide

Zoning
